Period Property Painting Services
Lime Plaster Walls
Original lime plaster walls in Georgian and Victorian properties are breathable and flexible. Standard modern emulsion is not compatible and can trap moisture, causing long-term damage.
We use breathable, lime-compatible emulsions throughout. Farrow and Ball estate emulsion and Little Greene heritage emulsions are both suitable and available.
Surface preparation on lime plaster takes longer than on modern plasterboard. We assess the condition, stabilise any friable sections, and apply an appropriate primer before any finish coat.
Original Joinery
Timber joinery in period properties, including skirting, architraves, doors, and window frames, requires oil-based primer and topcoat systems for durability. Water-based gloss does not bond as reliably to old wood and can peel within a few years.
We use oil-based primer and alkyd or oil-modified topcoats on original joinery throughout. Preparation includes rubbing down, filling cracks and nail holes, and spot-priming before topcoat.
Sash Windows
Timber sash windows are a defining feature of Hampstead and Belsize Park properties. They need oil-based primer and topcoat to resist moisture and temperature movement across the seasons.
We paint sash windows in situ, working in sections to keep them operational throughout. On Grade II listed properties, we use approved colours where required.
Period Plasterwork Preservation
Original plaster cornicing and ceiling roses in Victorian mansion flats and Georgian townhouses require careful preparation. Paint build-up over decades can obscure the detail.
We rake out accumulated paint from the moulding profile before applying new coats. Removal is done by hand to avoid damage to the surface beneath. Where cornicing is cracked or partially missing, we can refer to a specialist plaster restorer before we begin.
Listed Building Considerations
Grade II listed properties in NW3 are subject to planning conditions that cover external colours and materials. We understand these requirements and work within them.
Listed buildings require breathable finishes that preserve the character of original surfaces. Interior painting and exterior painting for listed buildings are available as separate services or as part of a full-property programme.

Here’s How It Works
1. Heritage Assessment
We visit the property and confirm listed status, identify lime plaster areas, and establish which products are required.
2. Surface Preparation
Lime plaster is stabilised and primed with a breathable, compatible primer. Original joinery is rubbed down and spot-primed before the topcoat system begins.
3. Cornicing and Rose Preservation
Accumulated paint is removed from moulding profiles by hand before new coats are applied.
4. Paint Application
We apply Farrow and Ball, Little Greene, or Zoffany ranges as specified. Two finish coats are standard throughout.
5. Documentation
Product data sheets and specifications are provided at handover where required.

Period Property Painting Costs in London
Prices below are estimates only. Every property is different. Call 020 4634 9779 for a precise quote.

What Drives the Price
Listed status adds cost. Approved breathable products cost more per litre than standard ranges, and the additional preparation time for lime plaster adds to the overall price.
Surface condition matters. Original lime plaster in varying condition needs more preparation than modern walls. Stabilising, priming, and sealing all take time before any finish coat is applied.
Scope determines the total. Internal decoration only is one price. Adding external work, conservation area compliance, and approved colour ranges increases it further.
Typical Ranges
A 1-bed Victorian mansion flat in Belsize Park with period finishes throughout typically costs £3,500 to £6,000 in heritage-compatible products.
A 3-bed Victorian terrace in Primrose Hill or Kentish Town using a Farrow and Ball palette typically runs £10,000 to £16,000.
A 5-storey Georgian townhouse in Hampstead village, listed, with a lime-compatible system, typically costs £20,000 to £30,000 or more.
Paint Products and Cost
Farrow and Ball estate emulsion and Little Greene heritage ranges are breathable and suitable for lime plaster. They cost more per litre but protect the building and satisfy heritage requirements.
We include all materials costs in the fixed quote so there are no surprises at handover.
