Plasterboard Painting Services

We prepare and paint new plaster, plasterboard stud partitions, and mixed surfaces across loft conversions, extensions, and post-war flat renovations throughout NW London.

Freshly Plastered Walls

Fresh plaster is highly alkaline and absorbent. Painting over it too early traps moisture and causes bubbling and adhesion failure.

The minimum drying time is six to eight weeks for a standard 12mm skim coat. We check moisture content at the site visit using a moisture meter.

We combine ceiling painting on new plaster with wall preparation as a single session for loft conversions and extensions in Kentish Town and Primrose Hill.

Sealing Coat Application

A sealing coat is diluted emulsion applied at roughly 70:30 (paint to water). It penetrates the surface, reduces suction, and provides adhesion for the finish coat.

We apply the sealing coat by brush and roller, working into all corners and junctions, then allow full drying before the first finish coat.

Post-war flats in the Finchley Road corridor use plasterboard stud partitions throughout. New plasterboard added during insulation upgrades or bathroom conversion projects requires the same sealing coat process.

First and Second Fix

Where renovation projects involve a first-fix painting stage before joinery and second fix are installed, we work from a schedule provided by the main contractor or client.

First-fix painting covers walls and ceiling in the rough before skirting boards, architraves, and door linings go in. This allows clean cutting in at the edges once joinery is fitted.

New Build and Extension

Single-storey extensions in West Hampstead and Kentish Town typically have one to three new rooms with fresh plaster walls and ceilings. We prepare and paint these as a standalone project or as part of a wider interior repaint.

New build flats in the Finchley Road corridor are delivered with plasterboard walls that have not been decorated. We take them from bare board to finished walls and ceilings, including the sealing coat, all finish coats, and woodwork.

Plaster Repair and Preparation

Post-war flats with original plaster over plasterboard lath often have sections where the plaster has separated from the board or cracked through. We identify hollow sections by gentle tapping and advise on repair before decoration.

We patch small areas using bonding coat followed by a skim finish. Larger sections may require board replacement, in which case we advise before quoting.

Here’s How It Works

1. Assessment

We check whether the plaster is dry enough, using a moisture meter where needed. We confirm the scope and any repair requirements.

2. Sealing Coat

We apply a diluted emulsion sealing coat to all new plaster and plasterboard surfaces and allow it to dry fully.

3. First Finish Coat

Applied once the sealing coat is fully dry. We check absorption is even before proceeding.

4. Second Finish Coat

Applied with the specified finish colour. Two coats are standard on new plaster.

5. Final Inspection

We walk through with you at the end to confirm even coverage and clean edges across all new surfaces.

What Drives the Price

Drying time is the first factor. Fresh plaster needs six to eight weeks to dry fully. Timing the job correctly is part of the cost and we build this into the schedule.

Number of rooms also matters. An extension with one new room costs less than a full loft conversion or new flat with multiple rooms. Surface condition is the third driver: fresh plasterboard only costs less than mixed surfaces with patching, repair, and existing walls combined.

Typical Price Ranges

A single newly plastered room, such as a Victorian terrace extension in West Hampstead or Kentish Town, typically costs £250 to £450.

A loft conversion with two rooms in South Hampstead or the Finchley Road corridor runs £600 to £1,000. A full post-war flat renovation covering a 2-bed with mixed surfaces ranges from £2,800 to £4,500.

Why Skipping the Sealing Coat Costs More

Skipping the sealing coat and applying the finish coat directly produces blotchy coverage that additional coats cannot resolve. The wall needs stripping and repainting from the start.

Plasterboard painting typically costs between £200 and £500 per room, including sealing coat and two finish coats on fresh plaster. Call 020 4634 9779 to arrange a free site visit and fixed quote.
