Freshly Plastered Walls
Fresh plaster is highly alkaline and absorbent. Painting over it too early traps moisture and causes bubbling and adhesion failure.
The minimum drying time is six to eight weeks for a standard 12mm skim coat. We check moisture content at the site visit using a moisture meter.
We combine ceiling painting on new plaster with wall preparation as a single session for loft conversions and extensions in Kentish Town and Primrose Hill.
Sealing Coat Application
A sealing coat is diluted emulsion applied at roughly 70:30 (paint to water). It penetrates the surface, reduces suction, and provides adhesion for the finish coat.
We apply the sealing coat by brush and roller, working into all corners and junctions, then allow full drying before the first finish coat.
Post-war flats in the Finchley Road corridor use plasterboard stud partitions throughout. New plasterboard added during insulation upgrades or bathroom conversion projects requires the same sealing coat process.
First and Second Fix
Where renovation projects involve a first-fix painting stage before joinery and second fix are installed, we work from a schedule provided by the main contractor or client.
First-fix painting covers walls and ceiling in the rough before skirting boards, architraves, and door linings go in. This allows clean cutting in at the edges once joinery is fitted.
New Build and Extension

3. First Finish Coat
Applied once the sealing coat is fully dry. We check absorption is even before proceeding.
4. Second Finish Coat
Applied with the specified finish colour. Two coats are standard on new plaster.
5. Final Inspection
We walk through with you at the end to confirm even coverage and clean edges across all new surfaces.

What Drives the Price
Drying time is the first factor. Fresh plaster needs six to eight weeks to dry fully. Timing the job correctly is part of the cost and we build this into the schedule.
Number of rooms also matters. An extension with one new room costs less than a full loft conversion or new flat with multiple rooms. Surface condition is the third driver: fresh plasterboard only costs less than mixed surfaces with patching, repair, and existing walls combined.
