Smooth and Fine-Textured Render
The most common render finish across North London’s Victorian and Edwardian terraces is smooth or sand-faced. Stucco covers many properties in Kentish Town, Highgate, and across the Islington corridor — a smooth lime-based render that has typically been painted repeatedly.
The work is straightforward when the surface is sound: clean it, fill any cracks, prime bare areas, and apply two coats of breathable masonry paint. The challenge is preparation. Algae growth, weathering stains, and hairline cracking painted over repeatedly all need addressing properly.
Hairline Cracks and Surface Repairs
Hairline cracking is normal in render. The seasonal cycle of expansion and contraction causes fine cracks to develop, particularly around window and door surrounds, at corners, and at junctions with brickwork. Left unpainted, they allow water to track into the render and cause more significant damage over time.
We fill hairline cracks with exterior flexible filler, allow it to cure, and sand to a smooth profile before priming and painting.
Lime Render on Period Properties

K-Rend and similar polymer thin-coat render systems that have faded, stained, or been spot-repaired may leave patches of mismatched colour. Overpainting with a compatible coating restores a consistent finish.

How We Paint Rendered Walls
1. Site Assessment
We inspect the render condition: crack extent, biological growth, surface adhesion, and access requirements. We quote at this stage.
2. Mould Treatment
Applied where biological growth is present and left to dwell before washing.
3. Pressure Washing
The whole surface cleaned back to sound render.
4. Crack Filling
Hairline cracks and voids filled with exterior flexible filler and sanded smooth. The filler must cure fully before priming — this timing is critical to adhesion.
5. Priming
Bare or repaired areas primed with a masonry primer suited to the render type.
6. Paint Coats
Two coats of breathable masonry paint applied by brush, roller, or spray. Final inspection before we leave.
